Most agents will tell you they have a marketing strategy. Fewer will show it to you. Fewer still will hand it to you in writing before you’ve signed anything.

I work from a written ten-step playbook for every instruction — same order, every house, no shortcuts. The steps below are exactly what I do, in the sequence I do them, with the third-party tools and partners I use. You’ll see this in the listing meeting; you can also take this page home as a PDF and read it again.

The reason I work this way is simple: the strategy is the product. Service, presentation and process are what make the difference between guide and achieved. The numbers below come from industry studies and from my own North West book.

The Price Needs to be Right

Setting the right price before launching a property across Lancashire, Merseyside or Cheshire is crucial to maximise buyer interest, avoid overpricing stigma, and generate competitive offers. A well-priced home attracts serious buyers quickly, aligns with market conditions, and prevents prolonged listings or undervaluation. Correct pricing ensures the best chance of achieving the highest sale price in the shortest time. Once a consensus on a mutually agreed price has been decided there’s a discussion to be had on the varying pricing strategies to attract buyers. There are several options for pricing your home to maximise its market value and these include getting the right price banding on the property portals, but we can discuss this at the time. Everyone’s situation is different so we can choose which one is the best for you

Our Property Information Questionnaire – Once you’ve entrusted me with listing your property, we can begin the essential marketing process – a vital step in achieving the best possible price for your home. For example, highlighting high-specification finishes emphasises to potential buyers how meticulously maintained the property is, reinforcing its value and appeal while creating a lasting impression of quality and luxury. At this stage, I will kindly ask you complete an in-depth Property Information Questionnaire. We can email it for electronic submission or send a physical copy by post, which I can collect on ‘photography day’. While it may seem like a task, the precision with which you fill out this form greatly aids the process. There are aspects of your home that may not be immediately obvious or visible during our inspection, and your insights are invaluable. Your cooperation in sharing these essential aspects contributes to a comprehensive and accurate representation of your property.

Our Photography & Viewings Guide – It pays dividends to make the time to get your home ’market and viewer ready’. Provided alongside the Property Information Questionnaire (via email or post), this guide is an essential tool for maximising first impressions, helping me to secure the best possible price for you. It offers practical steps to present your home at its best, ensuring it stands out in professionally curated colour brochures, online property portals, national or global marketing, and – most importantly – in-person viewings. This guide plays a critical role in securing a premium price for your property.

Staged homes in the UK sell for an average of 6% more than non-staged homes. For a £1 million property, that’s an additional £60,000—far outweighing any agent fees. Staging is preparing your home to appeal to buyers by enhancing its appearance both inside and out to showcase its best features and our photography guide will help you do just that BUT if you’re feeling overwhelmed by the thought of preparing your home? Cheaper fee agents often won’t stage or put in the groundwork needed to achieve the highest sale price.

Video is not an option, it’s a MUST

Video is not an option, it’s a MUST – Currently, approximately 82% of internet traffic is dominated by video content, meaning a professional HD video is indispensable in today’s estate agency landscape. Considering that your potential buyer is likely browsing for their next home on a smartphone while relaxing on their sofa in the evening, a professionally crafted video becomes a powerful tool. By incorporating a well-balanced mix of presenter-led commentary, highlighting key features, and showcasing the property through carefully curated shots, along with an appropriate soundtrack and optional drone footage, you can effectively convey the unique lifestyle associated with living in a premium home. It’s worth mentioning that I do not utilise 360 virtual tours. While these tours may be informative for individual property searches, they have the potential to reveal too much information prematurely. More significantly, they fall short in capturing and selling the true essence of the lifestyle associated with residing in a particular home.

That’s why I respond to all online enquiries in real time, and my mobile number is seen on all my marketing. Interesting Statistics include I’m available seven days a week via phone, email, and WhatsApp, ensuring no opportunity is missed. Unlike traditional agents, I prioritise flexibility, knowing buyers search at all hours. I’ve sold many homes after other agents failed—often due to ignored or delayed enquiries. Accessibility makes the difference. Offers leading to Negotiations – With decades of sales expertise, I skilfully handle negotiations from start to finish, building trust and ensuring the best outcome.
